What happened

The Maharashtra government has prepared a legal framework under the proposed DELTA Act to legalise blockchain-based tokenisation of immovable real estate. The legislation creates India’s first legal architecture for real estate tokenisation, designed to cover an estimated ₹50 lakh crore worth of state real estate assets.

Why it matters

Formal legal recognition provides regulatory clarity for converting physical property into digital tokens. The framework aims to expand real estate market liquidity, enable fractional ownership, and standardise digital property transactions under established state rules.

Bigger picture

The initiative marks a shift by Indian regulators toward formalising rules for blockchain technology and asset digitisation rather than imposing restrictions. If implemented successfully, Maharashtra's framework could serve as a model for other Indian states.

Watch next

Watch for the formal introduction and legislative passage of the DELTA Act, followed by state guidelines on token registration, issuance, and trading.
